🌊 Coast-Specific Expertise
Excavation on the North Oregon Coast is a different challenge than excavation in Portland or Salem. The combination of sandy coastal soils near Cannon Beach, heavy clay in Clatsop County’s inland areas, high water tables throughout the region, and the Pacific Northwest’s sustained rainfall requires an excavator who has worked these exact conditions for decades.
Osburn Olson has been excavating on the North Coast since 1992. Our fleet ranges from compact machines for tight residential lots to large excavators for commercial and subdivision work. We match the right equipment to every job — and we know when conditions require a different approach.
What's Included
General Excavation
Site clearing and bulk earthwork for any project type
Residential Home Dig-Outs
Foundation excavation for new home construction on the coast
Commercial Excavation
Large-scale commercial site preparation and earthwork
Foundation Preparation
Precise grading and preparation for building foundations
Trenching
Utility, drainage, and irrigation trench excavation
Grading & Leveling
Precision grading for drainage and building pad requirements
Active job site — North Oregon Coast
Site preparation on the Oregon Coast is not a straight line from raw land to ready-to-build. The wet climate, variable soil types, and the specific drainage requirements of coastal construction mean that site prep here demands planning and experience that most contractors simply don’t have.
Osburn Olson has prepared more residential and commercial sites on the North Oregon Coast than any competitor. We know what drainage system a Warrenton lot needs to stay dry in January. We know how to grade a Cannon Beach oceanfront property so it doesn’t slide. We’ve built the sites — and we’ve seen what happens when they’re done wrong.

📋 DEQ Permit Navigation Included
Installing a septic system on the Oregon Coast is fundamentally different from anywhere else. Sandy soils along the beaches have excellent drainage — but high water tables. Heavy clay soils inland hold water and require engineered solutions. Clatsop County DEQ requirements are specific and non-negotiable. And the timeline from permit application to inspection approval can stretch projects significantly if you don’t know the process.
Osburn Olson has navigated Oregon DEQ septic permitting on the North Oregon Coast hundreds of times. We know what each site requires, how to structure the permit application to move efficiently, and how to engineer a system that performs reliably in coastal conditions. We handle everything — site evaluation, DEQ application, system design, installation, and final inspection.
What's Included
Site Evaluation & Soil Testing
Assessment of soil type, water table, and system feasibility
Oregon DEQ Permit Application
We handle the full permitting process with Clatsop County
New System Installation
Complete septic system installation — tank, drain field, risers
System Repair & Replacement
Existing system repair, tank replacement, drain field restoration
Final Inspection Coordination
We coordinate DEQ final inspection and sign-off
Alternative Treatment Systems
Engineered ATT systems for challenging coastal site conditions
On the Oregon Coast, retaining walls are not just structural elements — they’re erosion control, property protection, and in many cases, the difference between a stable site and an expensive problem. The Pacific Northwest’s rain-saturated soils create hydrostatic pressure behind walls that coastal contractors must design for specifically.
Osburn Olson has built block retaining walls and rock walls on hundreds of North Coast properties. We understand the drainage engineering behind a wall, not just the construction. Every wall we build is designed to shed water properly, remain stable in saturated soil conditions, and last for decades in the coastal environment.
Wall Types We Build
Block Retaining Walls
Segmental block systems — engineered and constructed for coastal conditions
Rock Walls
Natural rock and boulder walls for erosion control and aesthetic appeal
Erosion Control Walls
Slope and bank stabilization on coastal and hillside properties
Wall Repair & Reinforcement
Assessment and repair of failing or damaged retaining structures
Retaining wall — North Oregon Coast
Land clearing on the North Oregon Coast means dealing with some of the densest, most stubborn vegetation in the Pacific Northwest. Coastal blackberries, Scotch broom, sword fern, and in many areas heavy timber growth — all growing in rain-soaked, often steep terrain. Clearing it efficiently, managing runoff during the process, and leaving a stable, ready-to-develop site requires specific experience.
We clear residential lots, subdivision sites, and commercial parcels. Our equipment handles everything from overgrown residential lots to multi-acre pre-development clearing. We manage debris disposal, coordinate with local regulations on burning or hauling, and leave the site in the condition your next step requires.
Clearing Services
Residential Lot Clearing
Single-lot clearing for new home construction
Blackberry & Brush Removal
Dense coastal vegetation removal and disposal
Stump Grinding & Removal
Complete stump removal for clean, buildable sites
Pre-Subdivision Clearing
Large-scale multi-acre clearing for subdivision development

Demolition on the Oregon Coast often involves structures that have been subject to decades of coastal weather — moisture-damaged framing, corroded materials, and foundations that have shifted in the coastal soil. Knowing how to bring a structure down safely, manage the material efficiently, and leave a clean site requires experience specific to this environment.
Osburn Olson handles residential home teardowns, commercial structure removal, and accessory building demolition throughout Clatsop County. We coordinate utility disconnection, manage permits, and provide complete site cleanup and haul-off.
Demolition Services
Residential Home Demolition
Complete teardown of single-family homes — teardown through haul-off
Commercial Structure Removal
Commercial building demolition for redevelopment projects
Outbuilding & Shed Removal
Accessory structure demolition and site cleanup
Concrete Removal
Driveway, slab, and foundation concrete breaking and removal
Debris Haul-Off
Complete site cleanup and material disposal after demolition

Osburn Olson is one of the North Oregon Coast’s most experienced subdivision developers. We’ve taken raw land through the full development process — from initial clearing and grading through road construction, utility infrastructure, and individual lot preparation. This depth of experience means we understand every phase, every dependency, and every challenge that subdivision development on the coast presents.
We work directly with developers and property investors on projects ranging from small multi-lot developments to large-scale subdivisions. Our in-house capability across all phases of development eliminates the coordination problems that come with managing multiple subcontractors.

Full development from raw land to individual ready-to-build lots
Road & Access Construction
Subdivision road construction and access improvements
Utility Infrastructure
Water, sewer, electrical, and stormwater infrastructure installation
Spec Home Development

Every construction project on the North Oregon Coast generates material that needs to go somewhere — or requires material to come in. Osburn Olson provides rock and fill hauling throughout the coast from Manzanita to Astoria, with the equipment and logistics to move material efficiently on the tight, winding roads that characterize the North Coast corridor.
We also install new construction utilities — water lines, sewer connections, electrical conduit, and drainage systems — as part of our full-service development capability. Rather than coordinating a separate utility contractor, Osburn Olson handles it as part of the overall project.
